By using College Diggs, all users agree to the following:
- College Diggs is not a real estate brokerage, landlord, or housing provider.
We do not participate in any negotiations, leasing, or tenancy agreements. All rental decisions are made solely between the involved parties. - We do not screen or guarantee the suitability of any users or listings.
Students are responsible for conducting their own due diligence when contacting or renting from a listing. Owners and representatives are responsible for verifying the identity and suitability of renters.

For Homeowners & Home Dwellers (Non-Owners)
To list on College Diggs, you must:
1. Provide Government-Issued ID (Driver’s License, State ID, or Passport)
2. Submit Proof of Ownership (Property tax bill, mortgage statement, deed)
- Home dwellers who are not owners must submit a notarized authorization letter from the property owner.
3. Agree to a Basic Background Check (criminal and eviction history)
4. Certify that all listing information is true, current, and accurate
Homeowner/Home Dweller Disclosure:
- You acknowledge that you are solely responsible for screening tenants, complying with all housing laws, and managing your rental.
- You release College Diggs from any liability arising from tenant behavior, non-payment, property damage, or legal disputes.
- You are responsible for ensuring compliance with local, state, and federal fair housing regulations.

For Real Estate Brokers and Property Managers
To list on College Diggs, you must:
1. Hold a valid real estate license in New York State
2. Upload your license number and broker of record contact
3. Comply with all marketing regulations (truth-in-advertising, anti-discrimination)
4. Disclose any fees or commissions to student renters upfront
Broker/Property Manager Disclosure:
- You affirm that all listings submitted are under your authorized control and compliant with license law.
- You understand that College Diggs is not liable for any contractual or legal obligations between you, owners, or tenants.
- You release College Diggs from any liability related to claims of misrepresentation, fair housing violations, or disputes arising from property management.
